Green real estate assets

Both at international and European level (European Green Pact), various green policies have been developed that apply to real estate assets.

Some may be mandatory when accessing financing or depending on the characteristics of the assets, such as the obligation to report under the International Sustainability Standards (ISSB) or the Corporate Sustainability Reporting Directive (CSRD), the EU Taxonomy and the Energy Efficiency Directives (EPBD), which are mandatory for European operators.

Other policies are voluntary and aim to make assets operate in a more sustainable and environmentally responsible manner. This is the role of sustainable certification seals such as BREEAM, LEED, WELL, VERDE or DGNB among others and more limited operational policies such as decarbonization, commissioning and maintenance and environmental management plans among others.

In this stage, a detailed and technical analysis of each of the relevant environmental areas is carried out, with the objective of designing the tools and identifying the necessary actions to achieve the previously established results.
This process includes the development of policies, operational protocols and binding commitments that guarantee the effective implementation of the defined measures.

PHASE 3. Implementation of actions and monitoring

In this phase, the execution of the defined actions is carried out, accompanied by a structured monitoring and evaluation system.

Finally, reports and technical reports are prepared to justify compliance with the implemented green policies, serving as documentary evidence for audits or sustainability certifications.

PHASE 4. Review and continuous improvement

Based on data, audits and feedback. Surveys are conducted after the implementation of the measures to evaluate user behavior, covering aspects such as thermal comfort, perceived environmental quality, level of satisfaction and identification of opportunities for improvement.
