BREEAM Certification for Senior Living Facilities

The Project

We have developed sustainability certifications for senior living facilities located throughout Spain. The facilities are designed so that seniors can live with all basic services provided—physical therapy, dining, medical care, hair salon services, common areas, and recreational activities—regardless of whether they have specific healthcare needs.

The project included BREEAM certification services, life cycle assessment (LCA), energy consulting, and building envelope commissioning, achieving BREEAM “Very Good” and “Good” ratings depending on the facility.

Key Sustainable Strategies

Our team provided support in the initial evaluation of the various design options, adapting the sustainability strategy to the specific requirements of each site. Accessibility was a central criterion of the project: all rooms and common areas were designed to be accessible, ensuring that the building meets the actual needs of its future residents.

  • Photovoltaic system for generating renewable energy on-site.
  • Rainwater harvesting for use in irrigation, reducing consumption of municipal water (implemented at the Sabadell center).
  • Building Management System (BMS) for the early detection of water leaks, minimizing losses and unnecessary consumption.
  • Thermographic study of the buildingenvelope to detect gaps in insulation (thermal bridges) and verify proper installation, thereby controlling the building’s energy losses.
  • Thermal comfort study to ensure there are no areas of overheating and to guarantee residents’ well-being year-round.
  • Waste management system, both during the building’s operational phase and during construction.

Results

BREEAM "Very Good" / "Good" Certification

This recognition confirms the project's commitment to sustainability, energy efficiency, and the well-being of its residents.

Up to a 78–80% reduction in CO2 emissions

The facilities in Sabadell and Lleida have achieved reductions of 80% and 86%, respectively, in building-related CO2 emissions.

Up to a 78% improvement in final energy

The Sabadell facility achieved a 78% improvement in final energy use, while the Lleida facility achieved a 50% improvement, thanks to photovoltaic generation and the efficiency of the building envelope.

25% reduction in water consumption

Rainwater harvesting and water-efficiency measures significantly reduce the demand for municipal water.
