BREEAM "Excellent" Certification and Net-Zero Energy: InUrban's Logistical Challenge in Albuixech

The Project

In Albuixech (Valencia), we partnered with InUrban, a developer and builder in the logistics sector, to develop a complex of five logistics warehouses intended for rent and sale. The project, designed as a core-and-shell development—with office spaces that can be customized to the needs of each future occupant—was conceived from the outset with an ambitious goal: to achieve a positive energy balance, a particularly demanding challenge in logistics construction and a key requirement for one of the complex’s buyers.

Our team provided comprehensive support for the project through sustainable certification services, facility commissioning, life cycle assessment (LCA), and energy consulting. The result is a Positive Energy Building (EB+), certified BREEAM Excellent, whose total operational energy consumption is fully covered by the photovoltaic system installed on the roof.

Notable Sustainable Strategies

  • Large-capacity photovoltaic system, sized to cover 100% of the building’s operational energy needs and achieve a positive energy balance.
  • Building envelope with low thermal transmittance and LED lighting throughout the building, achieving an A energy rating.
  • Building Management System (BMS/SGE)with smart meters that monitor energy consumption, water usage, and photovoltaic production in real time, enabling the early detection of abnormal consumption and leaks.
  • Energy-efficient plumbing fixtures and low-water-use plant species, with no irrigation system, significantly reducing the complex’s overall water consumption.
  • Materials sourced from suppliers with a certified Environmental Management System (ISO 14001), both for the products used and the general contractor.
  • Life Cycle Assessment (LCA) of the building and active management of construction waste, with more than 80% diverted from landfills.
  • Environmental monitoring during construction, with an erosion specialist present throughout all phases and measures to mitigate water- and wind-induced erosion and dust generation.
  • Sustainable mobility, with more than 3% of parking spaces equipped with electric charging points and more than 5% reserved for car-sharing vehicles.

A construction site waste management model has made it possible to track and control all waste generated, prioritizing recycling over disposal.

100% improvement in final energy

The rooftop photovoltaic system covers the building's entire operational energy needs, qualifying it as a Positive Energy Building (EB+) and feeding the surplus back into the power grid.

64.10% improvement in water consumption

Water-efficient fixtures, the elimination of irrigation, and monitoring through the EMS significantly reduce the building's water demand.
