The Project

In the area of ​​the Roca factory, a comprehensive strategy is being developed to transform 32 hectares of industrial land into a new eco-neighborhood. The plan proposes an innovative coexistence between industrial and residential uses, based on an urban model that prioritizes energy self-sufficiency, water efficiency, and territorial management aligned with sustainability principles. Zero Consulting participated as a technical consultant, developing the project's energy and water proposal. The analysis undertaken aims to achieve a net emissions balance in the use phase, even considering the high energy consumption associated with the industries that will be partially maintained.

The energy study proposes solutions to offset the demand for industrial use through efficiency strategies and local energy production. In parallel, water consumption is analyzed in all areas of the development: irrigation systems, green spaces with native vegetation with low water requirements, street cleaning, urban maintenance, swimming pools, and residential uses. The water proposal follows an ecosystem approach, integrating nature-based solutions that replicate the dynamics of natural ecosystems, such as biodiversity, carbon and water cycles, and the evolution of vegetation over time.

Key Sustainable Strategies

  • Redistribution of surplus thermal energy between buildings using a neighborhood-scale tempered loop system.
  • Proposal for a mixed districlimate network combining industrial and residential use to maximize energy efficiency.
  • Development of a water strategy based on three scenarios, aimed at optimizing water capture, reuse, and redistribution within the area.
  • Landscaping with native and bioclimatic species adapted to adverse urban conditions such as pollution, heat, or low soil permeability.
  • Exclusion of invasive species and design of green areas taking into account the space necessary for proper root and canopy development.
  • Landscape design that integrates ecosystem principles, promoting biodiversity, the dynamic evolution of vegetation, and the functioning of the natural water, carbon, and nutrient cycles.

Resultados

Net zero energy consumption

The model makes it possible to achieve energy neutrality in the use phase, thanks to the districlima combined with additional photovoltaic production.

Significant water savings

Potential savings of up to 140,000 m³ of potable water are estimated, thanks to reused gray water and efficient water recovery and management systems.

Energy for sustainable mobility

Thanks to the installation of photovoltaic solar panels, up to 30% of the energy demand generated by the electric vehicles of residents and visitors is expected to be covered.

Ecological conservation of the environment

The water strategy incorporates low-consumption native species to reduce irrigation and favor ecological continuity with the Llobregat natural park.
